As a resident of Astley Cooper Place I would support moving SN2119 from Shortlisted site to Rejected Site.
Your concluding sentence re acceptability /deliverability and demonstrating access via Astley Cooper Place is in my view hypothetical as there is no access from Astley Cooper Place as all land that circumvents the site belongs to existing properties. And therefore access cannot be demonstrated.

Site SN2119. I think this site should be rejected. I have lived in Astley Cooper Place for 27 years. We have issues with standing water in wet periods. There are extra drains which struggle to cope. If any further development happens this issue could become a lot worse. The close is narrow and is totally unsuitable for extra traffic.
Any access through Astley Cooper Place would result in the destruction of an established wooded area inhabited by numerous wildlife. I feel it is totally inappropriate when there are other much more suitable sites available and should be rejected

Building on this site would cause distress and disruption to existing residents. Access to this site for builders traffic is poor.
A development of 25 new homes would mean many more vehicles passing through Astley Cooper Place or High Green which could be dangerous due to lack of a pavement and bends in the road.

The site is a considerable distance from facilities in Brooke.
No safe access to High Green due to insufficient splay.
No footpath on High Green at this point and no direct access to Astley Cooper Place with no opportunity for either.
Hazard of congested traffic on High Green.
Regular flooding of road due to poor drainage.
Destruction of trees and mature grassland causing loss of habitat for varieties of wildlife.
Unacceptable noise and disturbance for neighbourhood.
A number of dwellings in Astley Cooper Place will be closely overlooked, suffer considerable loss of privacy and severe curtailment of existing views.

The shortlisted site should be rejected. Access to the site is poor. Access has previously been deemed unsuitable via Honeypot lane. Access via Astley Cooper Place would be narrow and would turn a quiet cul de sac into a busy thoroughfare, causing danger to the young children who live in the Place. Delivery and Development would cause huge disruption to residents. The ground is notoriously boggy. Several houses in Astley Cooper Place have had to undergo treatment for subsidence. The land between numbers 8 and 9 contains a drainage ditch which will need to be maintained.

I think the Astley Cooper Place suggestion should be rejected. (I do feel that Brooke has the facilities to support such large developments. This plan appears to offer nothing of benefit to existing residents and represents considerable upheaval, in terms of construction traffic/ road-works etc.)

As Covid has illustrated the world faces many problems and among them is pollution and global warming. Sooner or later governments will have to realise that the best way to reduce pollution and global warming is by controlling population. This is a world problem but the British government could make a start by controlling UK population by reducing immigration (particularly illegal immigration) and encouraging smaller families through education and financial stimuli.
Get this right and the need to build houses (even in Brooke) would be reduced.

I have lived in Astley Cooper Place for 34 years. I believe that the shortlisted site SN2119 should be moved to the rejected site list. The cul-de-sac in Astley Cooper Place is totally unsuitable to cope with through traffic, having been built solely for assess to the properties. The high water table in the area will make drainage difficult for any further development in the locality. I concur with the comments made by the other respondents regarding the environmental impacts of any future buildings in the area.

Proposed access from High Green is on a very dangerous bend.
Anglian water pumping station already overwhelmed when we have significant rainfall.
Proposed site is a haven for wildlife, including:- Buzzards, Red Kite, Barn Owls and bats etc.
Distance from main road is prohibitive. The site is half a mile from the school and main road, most residents would use their car rather than walk. Increasing traffic and associated problems.
I am not completely against some development on the site, access needs to be sorted and other concerns given consideration. The number of proposed houses should be reduced significantly.

In addition to my original comments highways have stated that a roundabout may be needed if both sides of the road are utilized for safety reasons and with the number of houses being proposed the project may not be viable. The application should be refused on viability grounds

SN2119 Dangerously limited visibility on approach from both directions, via car & foot. Access via Astley Cooper Place creates an unacceptable rat run through a quiet cul de sac with large number of young children. Replacement of mature trees and vegetation with paved/ concrete areas for houses may lead to further risk of flooding for properties adjacent to the development. Encroachment upon listed building and conservation status- out of character and certainly not conserving the character of the village. Recent developments exceeded the previous local plan and opens the door to further over development, as seen in Poringland.

I think the proposal to build off Astley Cooper Place should be rejected. The road itself is narrow and the bend leading to the proposed development would be dangerous with more traffic. There have been previous issues of surface water and flooding in gardens as well as the land suggested for the building site. The build would also be detrimental to the thatched cottage along High Green which is a listed building.

High Green is a small lane can't cope with increased traffic.
Providing access to the site through Astley Cooper Place would be totally unsuitable as it is a small cul-de-sac.
It would be impossible to turn this into a through road without massive disruption and changing the character of the area.
Due to climate change, and increasing heavy rain, development of a site which has poor drainage would increase the risk of surface water flooding to existing residence.
The site currently provides a valuable home for wildlife and it is short sighted to destroy it.

No, the High Green development might still be considered although the number of houses could be reduced given the potential issues with the site and traffic on a narrow and quite busy road, given the presence of the school (and consequent parking) and shops.
