South Norfolk Village Clusters Housing Allocations Plan (Reg. 19 Pre-submission Draft)

Representation ID: 2634

Respondent: Mr Nigel Kippin

Representation Summary:

The proposals are not linear, unlike those on the main route through the village. Any development will be on a prominent position on the ridge overpowering the local landscape

Change suggested by respondent:

Any development would need to be linear with restricted height to prevent domination of the landscape.

Representation Summary:

Road safety is compromised. 25 houses an average 2.5 vehicles per property equates to 125 vehicle movements daily. Due to the linear design the village is already congested with on street parking in particular the area from the surgery and shop up to School Lane. Journeys from this development to these venues will almost certainly be by car. The village is the route for Langly School minibuses(6) and there is a regular bus service. Traffic diverts from the A146 whenever there are issues with that road.

Change suggested by respondent:

Developments should adhere to the linear design of the village and not encroach into surrounding farmland, which should be used for food production.

Representation Summary:

This site is situated too close to Rockland Staithe and Broad and being within 350 yards of the nature reserve which is recognised as a County Wildlife Site, awarded a Countryside Champion Award by CPRE in 2021. It will ruin the rural nature of the nature reserve, the Broads and local marshes.

Change suggested by respondent:

By only allowing a few houses on the site, for them to be small and unobtrusive viewed the local footpaths.

Representation Summary:

Nearly a mile from the centre of the village. Adds to traffic and is not going to close enough for anyone to walk to any of the village amenities.

Change suggested by respondent:

As we have just had 21 houses built nearby. No more houses should go on this site. One closer to the centre should be chosen.

Representation Summary:

The street has cars parked many times of day infront houses without parking and the shop, businesses, school run causing dangerous driving and crossing conditions. The pavement is too narrow with an adverse camber for wheelchairs. The layby at the top of New Inn hill encroaches onto the main road causing a very dangerous obstruction to vehicles.
The run off from proposed houses could flood houses near the Beck and pollutants would destroy the common spotted orchid. The main drain can't cope.
The massive increase in traffic pollution would effect life outcomes of all residents.
Loss of a beautiful view.

Change suggested by respondent:

This proposal should only be a 1-2% increase in housing. Only for first time buyers, social housing and bungalows for the elderly. Only first time buyers, and people buying their main home should be allowed. No buy to let or second homes should be allowed. All homes should be future proofed for the climate emergency we are all facing.

The housing allocation is within site of the Broads area, and will destroy the rural nature of the landscape and will make the area less attractive for tourism as well as affecting the ecological value for wildlife.

Change suggested by respondent:

No housing
