Representation Summary:

As with VC ROC1 the site is 1.33ha which is larger than the 1ha determined for small and medium villages. The National Planning Policy Framework states ‘developments should encourage villages to grow and thrive’ this development will choke the village destroying it’s character.

Change suggested by respondent:

Decline the development

Representation Summary:

The street has cars parked many times of day infront of shop, businesses, school run causing dangerous driving and crossing conditions. The pavement is too narrow with an adverse camber for wheelchairs.
The run off from proposed houses could flood houses near the Beck and pollutants would destroy the common spotted orchid. The main drain can't cope.
The site is not visually contained to residents of School Lane and St Marys Close, many of these are the oldest in the village and part of its heritage.
The massive increase in traffic pollution would effect life outcomes of all residents.

Change suggested by respondent:

Any development should be 1-2% of current housing. This proposal is a 16% increase of village . It would not be easily absorbed. The housing should be linear in keeping with the village. What's needed is homes for first time buyers, bungalows for the elderly and social housing. But to let and second homes should be banned and any housing should be climate future proofed with solar, e.v sockets and heat pumps. We do not need anymore executive homes as we have plenty already in Bee orchid way.

Change suggested by respondent:

The 1ha limit is what is set out in the NPPF Rural housing, Paragraph 69, (see A.7 in the site appraisal/Reg19 document) which highlights “the importance of small and medium sized sites up to 1 hectare in size”

Representation Summary:

The increase in vehicle numbers will have a knock on effect, increasing the parking congestion on The Street between the shop and School Lane. Parked cars here are already a problem due to the school and village hall. This and the bends in the road has historically made this a dangerous place for cars, cyclists and particularly pedestrians - most notably school children. Any increase in the number of parked cars will exasperate this problem of safety as well as compromising the amenity of residents due to noise, air pollution and the fact that driveways are not easily accessible.

Change suggested by respondent:

Reject the proposed site. Developments should be planned on sites that do not increase vehicle congestion and therefore danger in villages - particularly one street villages.
