South Norfolk Village Clusters Housing Allocations Plan (Reg. 18 Draft)

Representation ID: 1380

Received: 02/08/2021

Respondent: Mrs Karen Dunn

Representation Summary:

Support Rejection for Site 0448 – Land west of School Lane. The current allocation Site under Policy Site SP02 within the existing Local Plan cannot deliver on two parts; the lane is too narrow to provide the required footpath; and the current flooding issues are unlikely to be rectified to meet the planning conditions. If this site had been allocated it would have exacerbated the existing dire situation further.

Representation Summary:

SN0404
Site is suitable, available, achievable and viable, and is therefore deliverable. Site should be allocated in preference to SN0444.
Depth of development resulting from site SN0404 and the consented site would mirror depth on opposite side of Chapel Road, where dwellings have very long gardens of 100m+. Site would therefore not have adverse impact on form/character of existing pattern of development.
Landscape buffer could be planted along north-eastern boundary of site to ensure that views of the village from north-east are suitably screened.
No hedgerow loss would be required above that needed to facilitate access.
Site represents more suitable location for development than SN0444, as would not result in loss of important open space.

Representation Summary:

On behalf of our client, we wish to support SN0567 & SN2082(Part) for residential development of up to 25 dwellings on an area of 1.6 hectares, as shown on the Preferred Sites Plan. The site is well related to the existing settlement, providing a logical and sustainable extension to the village.

We also wish to support some further development on the remaining part of SN2082, for which further assessments and representations are submitted.

The sites are suitable, available and achievable and, as demonstrated in the attached supporting documents and masterplan, there are no material planning considerations that would restrict development
