Wicklewood village has a sprawling ribbon development footprint. Exclusion of the land at the centre of the "doughnut" from the settlement limit does not allow for consolidation into a coherent whole. The settlement limit should be extended to include the land at the centre.

Your 'form and character' statement about the village is completely out of date.
Any developments should be restricted to infill the area in the centre of the village enclosed by Hackford/Wymondham Road, Church Lane and the High Street. Development within this area wouldn't change the character of the village

The statement regarding the windmill being shielded by leylandii trees at the roadside is incorrect. These trees were removed February 2015. Has someone from the team visit Wicklewood in the last 7 years?
The large open area of agricultural land, in the centre bounded by Wymondham Road, High Street, Hackford Road, Church Lane was mentioned in earlier local plans as being a particular feature of the village and development of this area would be detrimental to the form, character and rural setting of the village. This statement should be reinstated as development here would see the village double in size.

It establishes a new housing development in green fields on the south side, whereas nearly all residences are on the north side. An urban sprawl to me, which is only its beginning.
The location is situated on a dangerous bend, with restricted viewing near a school, which surely can not be safe.
Long term, it would limit future expansion of the school, and create an additional road hazard in a rural location, and it is noted the school is already at capacity. There are also no shops in Wicklewood either, so all retail purchases are "imported" by road.

Traffic- I live opposite the school / proposed site. There are no traffic calming measures in place. Vehicles regularly exceed the 30mph speed limit on Hackford Road. With the school so close extra housing is an increased accident risk.
View - I currently have field views, this development would destroy that. This is a rural village with a nice country feel. We do not want urbanisation.
Pedestrians- The local amenities will be on the other side the village from the proposed development. Meaning pedestrians will need to cross the busy Hackford Road to access the bus stop / public house.

Both allocated sites fall outside the settlement boundary.
Numerous precedents in Wicklewood of planning refused due to settlement boundary.
Re-drawing settlement boundaries requires demonstrations of demand.
2008 – 2020 Wicklewood saw 39 new dwellings built, at 3.25 p/yr
At 1/4/21 permissions existed for 17 dwellings with 6 more AFD. 23 dwellings at a past delivery rate of 3.25 will complete 2028.
Local Plans reviewed every 5 years.
Therefore there is adequate provision for development at past absorption rates of 3.25 p/yr.
There is no need to allocate further land in Wicklewood until the Local plan is reviewed again March 2026.

Limit is agreed but proposals exceed the limit by widening the Built environment both sides of Hackford Road. Green field site, development for the village can be accomplished by infill within existing settlement limit. Erodes the village boundary and leads to ongoing damaging trend of expanding villages so they start to merge with each other.

I do not think that the villagers will benefit from any further development, especially along the Hackford Road. There is already a development of 9 houses going ahead, which will increase the already over-used road through this village.
Who will benefit? The proposals are in excess of what the perceived needs may be. They will harm the character of the village, and create further devastation to the environment. It will open the floodgates to further unwanted and unnecessary development.

Building a housing estate in a small village like Wicklewood will totally alter the character of the village. Loss of wildlife habitat , encroachment on a very successful village primary school and a strain on all local services.One track roads in the village,already very dangerous with sharp bends would be unusably by walker, or cyclists with the extra traffic caused by these developments.

No. Wicklewood lacks sufficient road/other infrastructure to support extending the Settlement Limit(SL). Junctions with single-track lanes bordering the proposals, double bends and increasingly heavy/volumes of traffic mean Hackford Road is dangerous already. 4 accidents in 100m near school in recent years. (See separate letter). It would be harmful to the open spacious landscape character of the immediate locality, a positive influence to everyone's mental health travelling through Wicklewood. Proposal "thin edge of wedge". SNDC's policy "no more than 12-25 homes on any site(s)". Flash-flooding risk. Parish Council opposes development beyond the existing SL, that proposals imply. Opportunities exist for infill.

The description of the area surrounding the windmill is inaccurate as these trees were removed a number of years ago. The land that sat behind these trees has been since developed with 13 dwellings including affordable housing. This in itself should qualify and satisfy the proposed additional housing for this village under this scheme.

There should not be any expansion to the existing Settlement Limit as this has already allowed more than sufficient expansion within the village to meet current and future targets. The winding main Hackford road passes to the south of the main settlement and therefore any expansion to the south of the Hackford road would constitute urban sprawl and lead to a village bisected by a busy and dangerous main road, this cannot be good for road safety or the overall rural feel of the village.

There should be no more expansion to Wicklewood village other than within the existing settlement as there are plenty of sites within the village to meet further expansion. The winding Hackford Road passes to the south of the main village leaving the village cut off from the proposed new development by a very dangerous road with several bends and a speed limit which is very seldom observed.

The existing settlement limit would seem to be more than sufficient to allow future development when needed without expanding it to the south of the busy Hackford road which would effectively cut the village in half with a busy main road, making it extremely dangerous for pedestrians especially the young and old.
