Representation Summary:

The area sits inside the Norwich Southern Bypass Protection Zone.
The two developments either side of the Village Hall sit outside this zone and are screened by existing well-established hedgerows. They are almost invisible from Stocks Hill. The new settlement will be visible from the A47 and Stocks Hill without significant screening which will take substantial time to establish.
The site is on the hill, it is not clear if any screening could prevent the view from the A47 from being spoiled.
Also the density of the properties will be out of keeping with the existing low-density housing around it.

The site is within the Norwich Southern Bypass Protection Zone and reflecting this a Landscape Appraisal will be required to inform the design and layout of the site. The site is in an elevated position within the River Valley and offers clear views to the east and will be visible from the A47. Development of the site will contrast with the existing form of the settlement, particularly the modern developments in closest proximity to the site due to the differences in housing density. Significant landscaping would be required on site to address the visual impact arising in long views towards it from within the wider landscape.
