In the wider vicinity there are a number of County Wildlife sites, and Ancient Woodland (Colton Wood), public access to these sites and potentially increases in recreational pressures should be considered.

1. "there are several specialty (speciality??) shops across the cluster's settlements." I only know of a beauty salon, three pubs (two currently closed) and the garage on the Watton road (described to me as "a life saver on many occasions" by a friend in Colton) that you are planning to knock down for VC BAR 1
2. "There are several industrial and commercial units located within the centre of the village, which provide local employment opportunities." You are proposing to remove around three of these to develop VC BAR 1
3. This scheme would lead to an increased number of vehicle movements crossing the carriageway of the B1108 as they attempt to turn right into the village at Cock Street from a double blind bend. Unfortunately it is a very gentle bend that does not slow the traffic down. Many vehicles do not obey the 40mph and tend to continue travelling at the national speed limit.

Given the proximity to Watton Road - where, despite the 40 mph speed restrictions, drivers are regularly observed driving at 60mph+, especially during rush hours - it is hard to imagine a scenario where the junction with the single-lane, back lane - which would be the only access point for the development - could be made safe.
If the site was allocated - significant traffic-calming measures would need to be implemented, starting much further up the Watton Road in both directions, and significantly around the site itself.

I would strongly encourage an assessment of the viability of a safe junction - especially as it would require a significant amount of land to be taken from the VC BAR1 site to sufficiently ‘open up’ the junction for proper visibility. This would mean that the dwellings planned for VC BAR1 would then need to be reduced - which goes against the objective of the VCHAP of increasing the number of houses.

Visibility and viability of the junction should be assessed during the late spring and summer periods when the hedgerows, crops, and greenery is at it’s most pronounced - and visibility at the junction is almost zero.

Considerations and requirements should be made around the impact on the landscape and character of the area - as this location is visible for a significant distance away and is already raised up on higher ground.

Planning requests in the immediate area for new properties, or second-storeys on existing properties have been repeatedly rejected in recent years - setting a precedent for the area which should be kept consistent.

The site is immediately opposite a listed building and in a naturally beautiful location which should be protected.

Given the reckless speeding on Watton Road, especially during rush hours, it's hard to envision a safe junction with the single-lane Back Lane being the sole access point for the development. If the site were approved, extensive traffic-calming measures would be needed along Watton Road and around the site itself.

I strongly suggest evaluating the feasibility of a safe junction, as it would require taking a significant portion of VC BAR1 land to improve visibility. This would lead to a reduction in planned VC BAR1 dwellings, contrary to the goal of increasing housing.

Assessments of junction visibility should occur during late spring and summer when vegetation obstructs sight. We must consider the impact on the landscape, as this location is highly visible from a distance and sits on higher ground.

Recent rejections of nearby property requests and second-story additions set a consistent precedent for the area.

The site faces a listed building and is situated in a naturally beautiful area deserving protection.
