The selection of VC ALP1 is flawed and should be removed from the plan.
The selection of VC ALP1 is flawed and should be removed from the plan.
VC ALP1 Church Meadow site - there are inaccuracies in the Site Assessment document which backs up the site selection.
1 - Part 2 - the distances stated to the Village Hall (250m) and Yelverton Football Club pavilion (550m) look wrong as YFC Pavilion (Garrick Field) is adjacent to the site and the Village Hall is further away.
2 - Accessibility to local services and facilities Part 1 - there is no mention of the lack of footpaths to the bus stop for the X2 service or to Aldis Farm Shop
3 - Historic Environment- St Mary’s Church is mentioned but is not acknowledged that it is a Grade 1 listed building. Because of its listed status and proximity to the site this is flagged as RED in the GIS analysis of the Sustainability Appraisal but it has been missed in the Heritage Impact Assessment.
As a result of these errors and omissions I have no confidence that the Site Assessment process. has been correctly prepared and could be fundamentally flawed.

The access into VCALP1 is through an older estate road which commonly has vehicles parked along it. Sine VCALP1 has no secondary means of exit/entry the additional traffic burden would be significant and unacceptable. Why has the VCHAP not identified a site that can be accessed directly from a main road?

As previously stated there is no justification for any further development in this area but if there has to be some, which is not accepted, then development of BAP1 would be preferred as it is brownfield site. ALP1 is a Greenfield site.
leave this as a Greenfield area.

Church Meadow is a small estate road providing access to some 50 dwellings. In good weather children often play on the road riding their bicycles and skateboards or playing bat and ball. When there is a football match or training session on nearby Garrick Field, the road is usually busy with parked cars.
An increase of some 50% in the number of households and therefore traffic volume using Church Meadow arising from:
• 50 additional cars (assuming 2 per household)
• additional delivery vans and HGV lorries servicing those households
would significantly impair the tranquillity and safety of our community.
The South Norfolk VCHAP SN 0400/VC ALP 1 plan should be abandoned as Church Meadow is a residential road and is not suitable for the volume of traffic that would be generated.
As part of the “South Norfolk Village Clusters Housing Allocations Plan – Reg. 19 Publication” consultation process, we wish to object in the strongest possible terms to the proposal to build approximately 25 new homes on the Western edge of the Alpington Church Meadow neighbourhood known as South Norfolk VCHAP SN 0400/VC ALP 1 and also Greater Norwich Local Plan GNLP0400.

Alpington is a small rural village, access to ALP1 would be though an existing estate which is already very large for our village, extending it would make vehicle movements excessive and dangerous and out of keeping for the small village. I also fully endorse the previous objections to this development.
Remove ALP1 from the VCHAP. If there has to be any development in the area the brownfield site at BAP1 would be most appropriate as long as the highway and pavement concerns can be taken account of.

I am concerned that the soundness of the plan is based on the accuracy of the comments in 2.9. The site has one point of access to Church Road, but because of a lack of direct access to Wheel Road or Framingham Road requires a long circuitous route. Using the footpath to the north of the site in order to access Wheel Road or Framingham Earl Road is of little benefit, as the footpath emerges to the west of the settlement.
The site is situated west of Church Meadow which provides its access point, and north of Fortune Green, to which there is no access. There is an informal footpath to Church Road, which to the west becomes a rural path giving access through the fields to the western edge of the settlement.
