We should not build on greenfield sites. Vehicular journeys and carbon emissions will increase in rural areas where public transport is limited. Alpington/Yelverton are reached by single/narrow roads already suffering from subsidence/verge erosion caused by increased traffic.

Scientists stress the importance of grassland in combating climate change. The focus should be on repurposing vacant retail/office buildings, ensuring empty houses are brought back into use and banning ownership of second homes where there is a housing shortage for local people.

The village school is at capacity and is expected to remain full without the burden of additional housing.

Representation Summary:

We do not agree with the principle of building on greenfield sites on the edges of small villages due to impacts on sustainability, climate change, biodiversity, and the local community.
Access - roads into Alpington are narrow single lanes with passing places. Construction vehicles would cause considerable disruption. Site location is not suitable for access.
New development would result in significant increase in vehicle journeys into and out of village, due to lack of local services.
Concerns about impact of development on surface water management and sewerage infrastructure.
Development in smaller villages sis better served by smaller windfall sites, preferably on brownfield sites or repurposed buildings.

Representation Summary:

Although the size of the site is more in keeping with what we prefer for the Village, access from the extremely narrow Nichols Road is not satisfactory and the site would require extensive landscaping to the side and rear that faces open views of the surrounding landscape.
Site has been farmed for generations so in addition to points made above about negative impacts of destroying greenfield land, this would reduce available land for food production.
There is an established oak tree on the roadside verge which could be lost if the road was widened and/or footpaths extended to serve this site.

Representation Summary:

We object to the extension to settlement boundaries in our rural communities due to the negative impact on highways and because of poor public transport arrangements.
If this site were to be allocated due to it being a brownfield site and having a lesser environmental impact than the other greenfield sites, then the following specific requirements should be set out:

1) A high percentage of affordable and single storey homes.
2) Retention of all existing boundary hedgerows and trees and significant additional new hedgerows
3) Houses to include as many environment-friendly features as possible. Including renewables, eaves incorporating nest boxes, hedgehog highways, wildflower planting.
