The principles and objectives of Cluster villages are understood and agreed for sites of 0.5 hectares or more. However, the same objectives should not be applied to all building applications of a lesser area. Bunwell is of linear form with ‘dispersed groups of dwellings’ some of which exceed the required distance to the school and services. With the significant increase in electric vehicles during 2021 – 2038 and reducing carbon fuel vehicle numbers, local trips to school etc by car should be of reducing concern and allow a wider spread of housing to suit a range of occupiers.

It is agreed that there should be a policy on ‘Standard requirements’. However, the levels of suggested density of 25 dwellings per hectare may clash with some of these good intentions such as landscaping, impact on amenity and provision of open spaces. This therefore requires appropriate wording within stated policies to allow a bespoke approach, depending upon individual village housing and landscape.

Yes we agree. Unfortunately recent site developments are including new houses which do not match the village general housing design form which has been followed for decades. Wood/plastic cladding is more widespread on unattractive new houses and often clashes with existing redbrick houses etc. Some Victorian house extensions are clad for economy. Quality in design and build must be addressed to improve standards.

Bunwell is very understanding and progressive towards affordable housing needs and a further specific development is currently in progress. This appears to work well rather than including such housing in say 1 hectare developments of a large mix of owned housing. Perhaps as mooted by Government, owners/developers should contribute to a local fund to support dedicated new affordable housing sites within the village setting, plus local authorities consider more actively housing for older people wishing to downsize.

Site SN0537 – North of Bunwell Street.
We only support this site if it is solely for housing and not to include any light industrial, as appeared on the ‘Suitability Assessment’. Otherwise we strongly object. Also, we object to the boundary of this site extending beyond the rear boundary of the adjacent site BUN1. The eastern boundary is directly adjacent to a popular footpath and the offending boundary impacts on the footpath and wellbeing of users. Such a deep site of houses would detract from the approach into the village centre and present an unsightly imbalance with the bungalows opposite.

SN2126 Land adjoining The Laurels, 114 Bunwell Street - This should be a ‘Preferred’ site. Seen as ideal, particularly if additional numbers of houses transpire to be required in Bunwell.
SN0539 Lilac Farm, Bunwell Street, Bunwell - Should be considered a ‘Preferred site’. Demolition of barns would be required which currently are used by 2 businesses.
SN 0538 Land opposite Lilac Farm, Bunwell Street, Bunwell – Remain as a ‘Standby site’. Some in the village see this stretch as a desirable break in housing with country views and development frontage should be reduced.
