The working assumption is that the village school can accommodate children from these additional houses. Has anyone checked with the School? The School is working at capacity presently and has no plans to extend the classbase, which would be necessary without restricting access to children outside the Cluster catchment area. Has the School been engaged in a strategic plan to cope with this proposed change?
To cope with growth, the School will need to extend. Who would fund this? The CIL proceeds from development would not pay for it, so it would be a major issue in the making.

ALL vehicular routes into Alpington/Yelverton are mainly single track roads with occasional passing points, most of which are unsurfaced and caused by vehicles running on the verges and causing damage. Consequently, the highways are not fit for purpose for the current traffic counts, let alone with increased volumes. Further development and more traffic volumes will have a detrimental effect on the character of the village and affect the safety of pedestrians since the footpath network only covers a very limited section of the roads.
The plan needs to reject further development in Alpington.

Settlement limit extension- there is an error in the document as site SN0529SL is to be EAST of Nichols Road not to the WEST as stated in the document. This site is unsuitable because:
1 - Nichols Road access to the site is very narrow without footpaths.
2 - GIS analysis from the Sustainability Appraisal shows this agricultural land as Grade 2 . Grade 1 and 2 agricultural land is classed as ‘Best , most versatile’ land where development should be avoided.
Remove SNO529SL from the plan as it is unsuitable and would take valuable agricultural land.

All the roads entering Alpington and Bergh Apton are single track at some point or in whole. The volumes are traffic into Alpington via the Slad are damaging the verges and making dangerous places for pedestrians to walk from Yelverton in Alpington. In January ’23 there were an average of 464 vehicles coming into the village each day, equating to nearly 29,000 movements in and out of the village along Church Road in a month. This is a fair representation of other months captured in the speed camera data and means there are approximately 350,000 vehicle movements annually.
The village cannot cope with more traffic. The suggested "improvements" are inadequate and not going to help in any way.

The Alpington School is already at capacity and cannot take more children without displacing those from out of catchment, which will cause issues with neighbouring villages.
The local health centres are also struggling to cope with the rapid increase in patients at Poringland, so more housing will exacerbate this issue further.
Similarly, there are no NHS dentists available anywhere locally. Assuming that the new homeowners have moved into the area from elsewhere, this will become an issue for them and for the NHS with emergency treatments.
Remove Alpington and Bergh Apton from the VCHAP. This cluster cannot cope with additional houses.

As villagers, we choose to live in a rural community and as such we accept that we will have poor level of services and narrow roads. We do this because we want a rural lifestyle synonymous with village life. If we wanted lots of news houses around us we would move to Wymondham or the like. Forcing new houses into rural communities spoils the very essence of rural community and very soon we'll all be living in mass conurbations if the VCHAP has its way. Stop it now as this cannot be undone!

What does "approximately" mean? What is to stop the developer forcing many more plots into this site to bolster viability and his profits?

The access into VCALP1 is through an older estate road which commonly has vehicles parked along it. Sine VCALP1 has no secondary means of exit/entry the additional traffic burden would be significant and unacceptable. Why has the VCHAP not identified a site that can be accessed directly from a main road?

Any suggested improvements at Planning stage will be reduced on the grounds of "viability and affordability" by the developer. In reality, it will amount to worthless and useless token gestures that do not address the existing issues of traffic volume through a village that has no streetlights (which we don't want) and predominantly has no footpaths. The 30mph speed limit is too high and pedestrians take their lives in their hands whilst walking along Church Road.
