Where possible, surface water infiltration should be utilised." "The on-site flood risk is a major flow path in the 3.33%, 1.0% and 0.1% AEP events. It forms off-site in and affects the eastern side of the site, extending west across the site as events increase. Flow lines indicate this flood water flows southeast off of the site. We advise this must be considered in the site assessment.

Access to the site appears to be heavily affected by the on-site flood risk.

A small area of the site is unaffected by flood risk (west and southwest). We would advise that inclusion of this site in the plan is reassessed.
