Agricultural field opposite road to application 2019/1013 (and south of 2020/0491 at the service station). Bounded on two sides by hedge (priority habitat). No other priority habitats identified (see MAGIC). Site within amber habitat zones for great crested newts (large pond adjacent to school), and SSSI IRZ will likely require consultation with Natural England (residential development >10 units) if allocated. Applications for planning consent should be accompanied by a Preliminary Ecological Appraisal/Ecological Impact Assessment (EcIA) which, together with the mitigation hierarchy, and the landscape strategy for 2019/1013 and 2020/0491, should inform the design. Consideration should be given to delivering Biodiversity Net Gain.
