Development could be accommodated at the site without significant adverse impacts upon the wider landscape or nearby heritages assets, would facilitate enhancements to the approach to the village from the north, deliver at least 10% biodiversity net gain, and provide pedestrian and cycle access to the recreation ground. The accompanying illustrative masterplan indicates how the site could be delivered.
