Proposed site is significantly higher than existing properties opposite - mainly bungalows and cottages - houses would over-look and shadow existing and would not be in keeping with surrounding properties.

C497 has an increased amount of traffic - lorries and cars. Vital road serving local farmers.

Road prone to flooding, posing risk to home owners and road users. Residents have to clear drains and take action against flooding.
Road has a narrow width and dangerous bend near to the proposed site. Site would need large vision splay.
Footpath mentioned - not suitable for wheelchair access.
