Need to adhere to local planning policy of 10-20 dwellings, retain visual amenity, conserve nature eg trees and hedgerows, avoid traffic generation and reduce noise and disturbance from lorries and traffic rather than adding to it. Surgery oversubscribed therefore there are service constraints.
