The proposed development I do not oppose but the access using Alan avenue I do. The estate is an extremely bendy awkward Rd with blind corners & cars parked on the sides of the road so to throw in another 40 to 50 cars using it as a thoroughfare would be a disaster. This road was not deemed good enough 15 yrs ago let alone now plus the upset to the residents right next to the proposed entrance/exit. Plus the industrial traffic that would be up & down whilst building would be dangerous & very disturbing.

Concerns over access as there is only one access road, no through route for site deliveries. This could be mitigated by temporary access from the field parallel to Grove Way round to the proposed site/s rather than up Alan Avenue. No indication of how many houses on 'NEW 1' site- that needs clarification. Good news for supporting serivces - school/pre school.. Shame no mention of the village shop and church who facilitate the outreach post office in the village. Wha tsort of plannign giain would we get - access to Smockmill Common from across the A140? More footpaths?

Additional traffic entering/exiting Flordon Road/Ipswich Road is a hazard. The junction is an accident hotspot, additional traffic will increase this. I live at the junction where the Flordon Road meets Ipswich Road, the additional traffic/noise from the original Alan Avenue development has adversely impacted me. Entering/exiting our of my property is terrible. There are established trees/bushes/wildlife which will be destroyed, including slowworms, bats and protected species. Alan Avenue is too narrow to accommodate work traffic, and additional car use that will come with additional housing. It contradicts DEFRA 25 year environment plan and Norfolk's Environment Policy to protect wildlife/plants/community wellbeing

It is unclear how access to SN4024 will be achieved but should NOT be via Alan Avenue.
I am led to believe that access to the already approved site NEW1 is supposed to be via Alan Avenue. This is completely absurd as Alan Avenue is already difficult to navigate for both pedestrians and vehicles, particularly in evenings and weekends.
There are mature trees and hedging between NEW1 and SN4024 which host a variety of wildlife including deer, foxes, partridge, pheasant etc.

Safety of residents on foot & driving (blind bends). difficult as it is to drive up and down with cars already parked on both sides of the road. With the added number of cars from the new development it will be even more difficult to reach my property without having to stop often to allow other cars to pass. I do not object to the overall idea of houses put on this identified piece of land. The current proposed access via Alan Avenue is simply not a suitable solution. The road is densely populated and cars are constantly parked along the road making it near impossible for lorries and emergency vehicles to pass. This often leads to even cars having to mount the pavement to pass. A much more suitable access could be gained via the village hall and Grove Way which I understand is all owned by the same person.

With reference to site SN4024 and New 1, I strongly object for the following reasons: The access though Alan Avenue is totally unsuitable it already struggles to cope with the traffic already coming and going. 25 more cars as a minimum would cause chaos. This would cause more safety issues with the children’s play parks up Alan Avenue, with increased traffic and large building vehicles it’s an accident waiting to happen.
More vehicles trying to cross the A140 is also an issue, it’s already bad enough getting out and cause traffic to back up down flordon road a peak times.

Flordon Road us already congested with through traffic, cutting through to Wymondham via Hethel, these houses will add to the additional traffic, they will s also add to the traffic congestion and dangers from the village onto the A140. The bus stopping at a busy junction in Newton Flotman is a huge danger as traffic overtakes, potentially with head on collisions. Any traffic from Alan Avenue is going to add to these problems, this is before infrastructure has been considered.

Alan Avenue is much too narrow to cope with any more traffic as it already struggles . My car was smashed into by a large van which couldn't park or turn in narrow road. Also same part of road dustcart collided with neighbour's car.
I envisage cars parked on pavements resulting in danger to pedestrians including children walking to and from school.
No amenities in village only motorbike shop and dance school. No pub or restaurant
We have lots of delivery vans I.e Tesco etc due to distance from shops creating more traffic.

There is no capacity on Alan Avenue to sustain construction and additional residential traffic; given single access/egress point, current road layout and number of vehicles parked on-street. Increased traffic volume threatens residents' health with excessive air pollution arising from diesel fumes/particulate matter (having proven short- and long-term health effects), as well as their safety (including those with sensory-impairments)

Wildlife on SN4024 (bats slow and worms) identified as 'priority species' by the Joint Nature Conservation Committee; therefore proposed development violates s.40 Natural Environment and Rural Communities Act, 2006.
