Proposed allocation is contrived and backland development out of keeping with the character of the surround area;
Site is unlikely to be viable given the value of the property being demolished to provide access;
Concerns raised by Local Highway Authority;
Land promoted by Sequence at 32 School Lane is far more suitable for allocation when considered against South Norfolk Council's site assessment criteria - most notably sustainability of location, ability for safe access and appropriateness to setting.

Sequence objects to the allocation of the preferred site as land that is being promoted by Sequence at 32 School Lane, Little Melton, performs better when considered against the South Norfolk Site Assessment criteria, and would bring a range of community benefits in comparison to the allocation for housing only.
Land at 32 School Lane is in a more sustainable location at the heart of the village with excellent opportunities for walking and cycling. It will comprise infill development with a very limited landscape impact in comparison to the more peripheral currently proposed allocation which has unresolved highways issues.

Sequence do not consider that any of the shortlisted or rejected site should be brought forward for allocation. The responses to questions 81 and in particular 82 above demonstrate that the land that is being promoted by Sequence at 32 School Lane, outperforms all of the sites promoted for development on South Norfolk Council’s site assessment criteria, as well as bringing forward a range of further benefits. Therefore, the Sequence sites should replace the current proposed allocations, as opposed to further consideration of the current shortlisted and rejected sites.

Sequence has no particular comment to make regarding the shortlisted sites other than to repeat the responses to questions 81-83 that land being promoted by Sequence at School Lane outperforms both the proposed allocations and shortlisted sites against the Council’s site assessment criteria. Accordingly we would politely suggest that the Sequence sites should be proposed for allocation. This would see the current allocations ‘relegated’ to become shortlisted sites (although we do have significant reservations about the suitability and viability in particular of the Glenhaven site). Therefore, at least one if not both of the current shortlisted sites should be rejected.

The site is partly within the Settlement Limit and, therefore, additional new homes could be brought forward through an appropriate extension of the Settlement Limit to include all or part of the site being promoted.

Ribbon development extending the site into the countryside to the east, and north of the B1135. Site would be relatively prominent with land rising to the north and the site not being particularly well-contained, with the site being created by splitting the field with no mature boundary treatments.
By contrast St. Michael’s View, Flordon is a well-contained and discrete parcel of land that would provide a natural extension to that estate Similarly land at Station Road has residential development on either side as well as opposite and part of the site lies within the settlement limit, thereby restricting its impact.
