A limit of 12 houses should be imposed. The ancient hedgerow should be retained entirely. Any footpath should be located on the south side of the existing hedge within the proposed development area. Extensive indigenous planting should be required. No street lighting should be permitted to protect the nocturnal environment. No construction traffic should use single track Reeders Lane. Construction duration to be no longer than a period of 9 months. Financial contribution required to make good public roads after construction traffic. No public funds at all to go towards highways, pavement , drainage, power or other facilitating works.
